The Best Denver Real Estate Recovers
The Denver real estate market, and in the United States overall, is finally going back up! According to this recent report, property prices are up 12% nationwide over the last quarter. There has been a 7% increase in property transactions over the last quarter nationwide. Certainly, the summer buying season does have an effect on the last quarter to quarter report, but I personally have seen the market spin over to a strong seller’s market here in Colorado.
Below is the second quarter Real Estate Confidence Index report that was just released by realestate, active rain, and market leader.
We have witnessed this incredible climate change in the local Denver, Colorado real estate market here at House Calls Realty. As the owner and employing broker here of House Calls Realty, I have been watching buyers line up and we sometimes have difficulty finding homes to show them. The last sale I personally found was through a neighbor that I knew and I had it sold before I even finished the listing agreement.
We are searching constantly and often show homes within hours of them showing up on the Denver multiple listing services, Metro list. We have been looking at homes and they are often sold for more than the asking price before we can get back to the office and write up an offer, needless to say, it has been very frustrating. I am encouraging my buyers to be more aggressive and offer asking or above the listed sales price just to hook a contract and occasionally we are still getting beat out!

The inventory will remain low until building starts begin to flow into the inventory pool. Housing starts are on the rise but, will take some significant time to gain momentum.
